Note: according to International Code Council R304 “Habitable rooms shall not be less than 7 feet in any horizontal dimension.” This is very small for a room — or large for a cage…After having participated in the design of many idea houses for Sunset magazine I think a 10-by-12-foot bedroom is too small. But you may disagree.
Modern farmhouse design is a combination of traditional American farmhouse design and minimalistic contemporary style architecture. This house design reflects the needs of contemporary living by giving diverse inside spaces. Ground floor plan is divided in few different zones. Left wing accommodates main living area of open plan kitchen, living room and double story dining area. On the right wing, in the private zone there is master bedroom with large bathroom and open closet. It is situated parallel to the living room to catch the best views of open lot. Between two house wings on the ground floor there is a room suitable for home office or den. All main ground floor spaces are connected to the open outside porch to influence broader outside activities. On the second floor there are two large bedrooms and a bathroom. Open studio space could be used as a home library/hobby room or by adding partition walls there could be fourth bedroom of the house. Second floor also has a balcony which allows to enjoy open lot views from above.
Window seats, banquettes, stairways that include room for storage or display, and built-in desks are some of the built-in features that can make smaller spaces feel larger, as in a guest bedroom.
Imagine how the plan will feel and work when you are doing the things that define your life. When planning your dream home, there is a tendency to value the unusual occurrences (greeting important guests at the entry, hosting a wedding dinner…) and less about regular daily use (taking off muddy boots, paying the bills). A truly successful home feels great every day. Think clearly about what your current (and past) house did well, not just where it falls short. A new house can add what is missing while providing many or all of the experiences that you appreciate in your current house.
