This one-story, two bedroom home was originally designed for a walkout lot, so it included a plan for a finishes basement that has 2 additional bedrooms, a full bath and a large family room. The vaulted ceilings throughout the main body of the house make it feel larger than its compact footprint. Even though small, the home still features a generous mud room off the kitchen and a main level laundry which can also be built as an office/crib room off of the master bedroom when the laundry is located in the mud room. A row of transom lights at the high point of the roof bring in daylight that filters through to the bedroom via a translucent plastic transom at the tall side of the bedroom walls.
This tall and narrow variation on a modern farmhouse/cottage is perfect for a lakeshore or view lot. All of the rooms and windows are oriented to the view side and the home opens up on that side to a large, on-grade masonry patio through a number of paired french doors. The one-ro0om-wide design allows views in both directions and flow through ventilation that can minimize the need for air conditioning. The iconographic shape fits with almost any context, while the modern details and interior spaces keep the interior open, light and airy. The house comes with plans for a detached unheated studio/boathouse/bunkhouse that completes your vacation compound .
Most floor plans show the location of sinks, toilets, and other critical fixtures. Skilled designers focus intently on locating kitchen and bath fixtures because they know that precise layout matters. The placement of a refrigerator in relation to the sink, oven and range can determine if a kitchen is comfortable or awkward. Similarly a toilet placed too close to a vanity, the wall or a door makes a bathroom difficult to use comfortably.
The dining room is becoming a dinosaur, but if it's still important for holiday gatherings, why not treat it as an alcove off the main living space, where it can add spaciousness even when not in use.
